Once we are confident with your property needs we will work with you to build a realistic, detailed property brief which we will then utilise as a template to present the most suitable properties to you. Once engaged our role is to explore all opportunities on and off market including silent listings drawing from our extensive business relationships and then we will physically inspect each of these properties.
After the physical inspections we will be able to confidently present to you a shortlist of properties that we feel are most ideal to your needs and walk you through each privately as soon as possible.
Once you make your decision and we have your go ahead, we proceed to secure the property for you on your behalf. We develop the best strategy to secure the property at the lowest possible price and on the best terms and conditions to suit you. We write and submit offers and conduct negotiations with the selling agents. We prepare for and attend auctions and bid on your behalf, alleviating all stresses, intimidation and time consumed by the process. It is also useful to have someone with emotional detachment and tactics represent you at auction. We ensure that contracts are signed and exchanged in a timely manner.
We will remain in contact throughout the settlement period and liaise with your finance broker and conveyancer to streamline the process. We also attend the pre-settlement inspection with you or on your behalf and negotiate all inspection repairs to ensure your new home is move in ready. We provide clients access to homes under contract as needed for measuring etc.
