The Complete Purchase Representation

An initial consultation is required by the buyers advocate to qualify you and assess your needs as a purchaser. As buyer’s advocates working for you we understand that many purchasers are time poor and we are of course happy to meet at a time and place most suitable for you.

Once we are confident with your property needs we will work with you to build a realistic, detailed property brief which we will then utilise as a template to present the most suitable properties to you. Investment properties can be sourced in the right location with good prospects for capital growth.

Once engaged our role is to explore all opportunities on and off market including silent listings drawing from our extensive business relationships and then we will physically inspect each of these properties.

After the physical inspections we will be able to confidently present to you a shortlist of properties that we feel are most ideal to your needs and walk you through each privately as soon as possible.

Once you make your decision and we have your go ahead, we proceed to secure the property for you on your behalf. We develop the best strategy to secure the property at the lowest possible price and on the best terms and conditions to suit you. We write and submit offers and conduct negotiations with the selling agents. We prepare for and attend auctions and bid on your behalf, alleviating all stresses, intimidation and time consumed by the process. It is also useful to have someone with emotional detachment and tactics represent you at auction. We ensure that contracts are signed and exchanged in a timely manner.

We will remain in contact throughout the settlement period and liaise with your finance broker and conveyancer to streamline the process. We also attend the pre-settlement inspection with you or on your behalf and negotiate all inspection repairs to ensure your new home is move in ready. We provide clients access to homes under contract as needed for measuring etc.


Negotiate Only Representation

We learn and understand your circumstances and requirements, suggest how we could help you and answer any questions you may have. However, the research and the search brief are basically in your hands.

You shortlist, inspect and evaluate a whole range of properties. Once you have found a property you like, it is essential that you keep a low profile and do not engage in any discussions or negotiations with the selling agent. We personally inspect the property and prepare a market appraisal. For investors we can prepare further reports such as rental appraisal, development potential and capital growth statistics.

Once we have your go ahead, we proceed to secure the property for you. We develop the best strategy to secure the property at the lowest possible price and on the best terms and conditions for you. Auction Representation

We will use our experience and bidding skills to give you the best chance of securing the property of interest.

We will take the stress and emotion out of purchasing property at auction and often save you a substantial amount of money.

We can provide you with realistic expectations of the likely successful selling price of the property. Your identity can remain confidential if you wish.

We can also represent you if you cannot attend.

As part of the service:
  • We use our expertise to ensure all pre-auction preparations are completed.
  • If requested, we personally inspect the property and prepare a full market appraisal (optional).
  • We use our expertise to develop the most appropriate auction bidding strategy to maximise the chances of securing the property.
  • We execute and modify the strategy as required by the swift progress of the auction, including any negotiations during auction.
  • If the property is “passed in” at auction, we continue to negotiate with the selling agent on the day of the auction (no extra cost to you).
